About project

MDM was appointed as Design and Project Management Consultant for the BN Commercial Complex in Dhaka, working in association with Ove Arup Partners as sub-consultant. The project is sited between the Purbachal Express Highway and a Navy-owned parcel characterised by lakes and natural vegetation, close to the Bashundhara International Convention City — a location that places it at the intersection of major infrastructure and Dhaka’s rapidly expanding commercial north.

The complex spans 4.37 acres and comprises three eleven-storey towers connected by a shared podium, with three basement levels below. The programme is ambitious in its mix: a 300-bed five-star hotel, a major shopping complex, a naval museum, a convention centre, retail terracing, a sports complex and a catering institute are all woven together within a single cohesive ensemble. The scheme is organised vertically as well as horizontally, with distinct zones for retail, lobby, circulation, service, public space, offices and hospitality stacked and interlocked across the podium and towers.

The architecture takes its formal cues from the aesthetics of modern naval technology. The building’s faceted, angular surfaces reference the stealth geometry of contemporary naval vessels, while the polished, rippled tiled exterior is designed to reflect light and sky conditions — evoking the surface of the ocean. The result is a development with a strong identity rooted in its naval context, capable of announcing itself as a landmark in Dhaka’s expanding skyline.
