UCEP Cheyne Tower is a purpose-built, six-storey office complex in the Segunbagicha district of Dhaka. MDM Architects were appointed as project designers and carried out the MEPF design and full construction supervision, working to international quality and safety standards on a notably constrained urban site. 

The site is bounded by narrow roads on two sides, with neighbouring high-rise buildings limiting natural light on the north and east elevations. A key design challenge was the strategic organisation of internal space to maximise the use of available daylight. Glass facades were introduced on the south and west elevations, while internal partitions were kept to a minimum, clearly separating the core, service and open working areas without interrupting their interdependence. 

A column-and-flat-slab structural system was adopted to eliminate downstand beams and maximise usable floor height throughout. Environmentally considerate materials — including bamboo flooring and recycled furniture — were specified for the interior fit-out, making the building both sustainable and comfortable for its occupants.
